Should I Consider Building my Home?

When you are house hunting, the idea of starting from scratch to get the home of your dreams is a tempting option. We don’t know about you, but you are not alone if you have dreamed of finding a beautiful plot of land somewhere and building this charming new home that is all yours…  your touches, your ideas, your choices.

There are definite benefits if you are a home buyer deciding to enter the world of home construction.

→You can choose the lot or location

→You can select the finishes and paint colours

→You can customize aspects like windows and light fixtures

→You can work within your budget on those choices

→You get brand new appliances, flooring, windows etc..

The best part of building your home is that everything will be NEW.

And that can be so reassuring. Things will work for a while, and it is unlikely if you have a reputable builder that you won’t require any structural or cosmetic upgrades for a long time, probably years.

If you decide to enter the world of construction for your next home, we recommend these tips to ensure you are protected and save yourself some stress in the process as well as after you move in.

Clarify the timing

Whether it be the availability of supplies and construction items or the continuing impact of the pandemic, the timing of home construction can be unclear and unpredictable. Delays on materials or worker shortage can bring a project to a grinding halt and that can be frustrating, especially if you are counting on a closing date due to the sale of another home. Having a backup plan on short-term rentals can alleviate some stress.

Shop around for financing

A builder may have a financing offer for you, but just like any mortgage, you can shop around for the best mortgage for you and negotiate for your best interests. Your realtor can connect you with a mortgage broker that will source options for you to get the best financing possible without sacrificing the decisions that matter in the building stages.

Get a Home Inspection

With everything being new and builder inspected, we always recommend you invest in a  home inspection, even if it is a brand new build. Sometimes, defects or problems have been overlooked in new homes, which may be a problem for you once you move in, over time, or when you try to re-sell. Investing in a home inspection is always a good idea and will give you the negotiating ability to assuredly make it as perfect as possible before you move in.

If you would like to have someone in your corner while adding new home construction to your options as a potential buyer, we would love to support you and work with you.

The hardest part about considering building your home is finding the perfect lot.

There are not many lots available, so the best way to add “building your own home” to your options is to ask a trusted realtor to be on the lookout for both. A trusted realtor will have the inside scoop on lots that are available to help you gain first access to lot options.

In the end, many people find the timing and cost more predictable with a resale home, and we can help you visualize how to make it feel new, feel yours and feel like a home sweet home. So whether you purchase a resale home or are looking for a lot to build on, we can help!
